What to expect

The title check always precedes committing any funds; it examines the chain of ownership, any encumbrances (mortgages, prenotations, seizures), and whether the property matches its cadastral and planning record.

After signing, the deed must be registered with the competent Land Registry/Cadastre Office for the transfer to take full legal effect against third parties.

What to bring to your first meeting

  • The seller's title deed (deed of purchase, certificate of inheritance)
  • A recent cadastral excerpt, if available
  • The building permit and any engineer's certificate
  • Contact details for the notary/estate agent, if any
